PRIVATE RESIDENTIAL LETTINGS FEES

 

  • Reservation fee to reserve a property £200

 

  • On creation of the Assured Shorthold Tenancy Agreement £175.00 + VAT

 

  • On renewal of the Assured Shorthold Tenancy Agreement £80.00 + VAT

 

  • Six weeks rent to form the deposit to be held by DPS ( Deposit Protection Service)

 

  • An inventory fee of

  • Tenants will be charged £30 + VAT for unauthorised cancellation of Standing Order/ Direct Debit’s, returned Standing Order/ Direct Debit’s due to insufficient funds

 

  • Tenants will be charged £176.25 + VAT to any tenant leaving a tenancy before its completion if the tenant finds their own replacement. A charge of £235.00  + VAT if a substitute tenant is found by the Agent

 

  • Tenants will be charged a fee of £30.00 + VAT for each letter sent relating to late payment of rent.

 

  • Tenants will be charged a fee of £30.00 + VAT for failure to cancel Standing Order mandates or any over payment of rent after the termination of the Assured Shorthold Tenancy Agreement.

 

  • Tenants will be charged £30.00 + VAT for all cheques returned by the bank to Trustease Property Management Ltd as unpaid (i.e. bounced)

 

  • If the deposit is used at any point within an Assured Shorthold Tenancy Agreement as whole or part of rent payment, then a fee of £50.00 + VAT is chargeable by Trustease Property Management Ltd to the tenant, this is in addition to any charge or summons made by the Landlord in relation to non payment of rent.

 

  • Tenants will be charged £30 + VAT for all requests made to Trustease to visit a property ie: to collect post, turn heating on during unoccupied periods

 

  • At the end of the tenancy the property must be in a clean and undamaged state, any debris must be removed and any damage made good. Failure to leave the property in this condition may result in cleaning and repair charges being deducted from the deposit. Please note these cleaning and repair charges will be subject to a handling fee by Trustease Property Management Ltd set at 15% + VAT of the cost price of works carried out.

Student Fees

STUDENT RESIDENTIAL LETTINGS

 

Tenant Terms and Conditions

 

 

  • Tenants are each required to pay a reservation fee of £100.00 to reserve a property whilst references and credit status are checked. Subject to contract this payment will form part of the deposit held by the Agent. In the event of a prospective Tenant(s) deciding not to proceed the holding payment is non-refundable. In the event of unsatisfactory references or credit checks being obtained the holding payment is non-refundable.

 

  • Prior to the signing of the Assured Shorthold Tenancy agreement the new Tenant(s) will be required to pay the balance in cash or bankers draft:

 

  1. One month’s rent in advance.

 

  1. One month’s rent to form the deposit (NB.This amount will be added to the Reservation fee of £100.00 and held by DPS (Deposit Protection Service))

 

  1. All Deposits are Registered with DPS, who has been appointed by Communities and Local Government to administer a Custodial Based Tenancy Deposit Protection Scheme

 

  • All properties are offered on an Assured Shorthold Tenancy basis with a minimum term of seven months.

 

  • Unless otherwise stated Tenants will be responsible for the payment of Council Tax, Water Rates, Electricity, Gas, Telephone (including connection fee where appropriate) and all other Utility charges applicable to the property for the duration of their Tenancy.

 

  • Tenants will be required to pay their rent by Standing Order / Direct Debit (unless otherwise specifically agreed in writing with the Agent).

 

  • Students will be charged £75.00 + VAT per person named on the Assured Shorthold Tenancy Agreement. Renewals will be £60.00 + VAT.
